Ready to start enjoying for the 2026 season. If you don't know Woodson Bend, you should. It is a gated community, the gem of Lake Cumberland, on a 400 acre peninsula. As they say, 'It's a Great Day Every Day at Woodson Bend. Concerned about HOA fees? This is what is included: 24-hour gated security, building insurance (a significant portion), building maintenance, pool, pickle ball & tennis courts, water and sewer (not on septic), daily garbage pick up, lawn maintenance, Lee Trevino designed golf course (extra but reasonable). What this translates to is little maintenance on your part so you can enjoy your vacation while you are there and not worry about it when you are aren't. Peace of mind. Plus, it's just fun there. If you compare a standalone property's expenses to WB HOA, it is very comparable...often less. This is mostly due to the expense of a standalone home's insurance. Plus if you are into VRBO's they perform very well. In general, you can get a better appointed property there verses a stand alone property. A $250,000 Woodson Bend unit is going to be quite a bit nicer than a $250,000 stand alone property due to the upgrades most owners have done. So schedule a visit soon. This home is a 2 bedroom, 2 bath core expanded (expanded kitchen and expanded primary bedroom) home. Situated on the 7th fairway, it has an exceptional location in that you can let the kids go to the pool while you take a nap. Other features include- vinyl sliders, wood burning fireplace, HVAV 2 years old. Includes a Club Car golf cart.
Woodson Bend Resort was developed as a getaway destination for Lake Cumberland visitors. Somewhere to give it's visitors a
nice place to invest in and stay a reasonable distance from home with alot of amenities, golf, pool, tennis courts
at the time horseback riding. And over the years has done very well in providing for its owners and have seen a
greater appreciation than other lake properties.
If you think about it, what you are really looking for is a place to sleep. It's a vacation place so you will be out
doing stuff. You won't be inside much. Yes you want a nice place of course. And in general you can get a better
appointed property there verses a stand alone property. A $300,000 Woodson Bend unit is going to be quite a bit better
than a $300,000 stand alone property.
What about the HOA? This is where most people pause when considering Woodson Bend. They are worried it is just an
expense. The HOA is the cost of ownership rolled altogether and shared with other owners. The HOA includes:
24-hour gated security
Building insurance (a significant portion)
Building maintenance
Pool
Pickle ball & tennis courts
Water and sewer (not on septic)
Lawn maintenance
Lee Trevino designed golf course (extra but reasonable)
Plus there is a nice restaurant on site
