I am mediating the sale of a larger 3-room apartment located in a well-maintained building, in the immediate vicinity of the UKC Maribor and Magdalenski Park, approximately a 5-minute walk to the Main Square.

The apartment is on the third, top floor. It comprises 121.9 m2 of net floor area, of which approximately 3 m2 is a glazed balcony. The apartment also includes a basement storage room of about 6 m2.

The apartment features slightly higher ceilings, which give it a special charm and a sense of spaciousness. Additionally, all rooms are exceptionally large and roomy. Large windows allow plenty of natural light and sunshine. It is oriented north and south. The kitchen and balcony face north, overlooking the city center and the Pyramid. All three rooms face south.

Heating is provided by a gas-fired floor furnace. An air conditioning unit is also installed.

Parking is located in front of the building entrance, behind a barrier. Residents have mutually agreed parking spaces and installed speed bumps.

The building was constructed in 1938. In 2015, a new facade was installed on the street side along with a new roof. A new facade on the courtyard side is planned for 2026 (payment by the Republic of Slovenia).

The apartment was renovated in 2002. In 2015, new double-glazed PVC windows with shutters from the company Satler were installed. The interior and entrance doors are original wooden ones. The floors feature classic parquet (in the bedrooms) and laminated parquet in the kitchen and hallway.
