Spatial implementation conditions regarding the size and design of buildings

Floor plan dimensions:

  • for all buildings generally an elongated floor plan with side ratios from 1:1.5 to 1:2,
  • the floor plan may also be broken, but the basic elongated floor plan design (L, T, and similar shapes) must be evident.
  • projections are allowed but must not exceed 1/4 of the length of the shorter side of the building, and must not significantly disrupt other proportions on the facades,
  • on steeper slopes, the longer side must be parallel to the terrain contours,
  • extensions must not significantly disrupt the above-prescribed ratio.

Height dimensions:

  • on flat terrain (K) + ground floor + attic, (K) + ground floor + roof, or (K) + ground floor + 1, a basement is allowed only if it is dug in at least 2/3 of the basement height,
  • on sloping terrain K + ground floor, K + attic, or K + ground floor + attic, the basement must be completely dug in on the rear side,
  • the knee wall of the building with a classic gable or multi-gable roof is maximum 1.20 m,
  • building superstructures can only be carried out up to the above-prescribed height dimension,
  • when determining building heights, in addition to the prescribed permissible heights, the vertical dimension of the settlement must also be considered, so that new buildings do not stand out from the silhouette of the settlement.

Roof:

  • the shape, slope, and roofing material of roofs and ridge directions must be adapted to the general appearance of the settlement,
  • roofs of buildings are generally symmetrical gable roofs with the ridge parallel to the longer side of the building; gable roofs combined with flat roofs and shed roofs (auxiliary buildings and extensions), or composed gable roofs of the same slope in the case of broken floor plans are permitted. Roofs may be finished with a ridge cap. Hipped and broken roofs and towers are not allowed,
  • roof slope is allowed in the range from 30° to 45°, exceptionally also smaller with mandatory consideration of the prevailing roof slope in the settlement or part of the settlement,
  • roofing material is brick-colored; outside settlement heritage areas or more sensitive areas in terms of nature conservation and landscape features, it may also be gray, black, or brown if such roofs prevail in the surroundings,
  • roof openings are allowed in the form of roof windows and dormers. All dormers on the same roof must be uniformly designed. The highest part of the dormer must not be higher than the ridge of the main roof. The shape of dormers should generally follow the characteristic design of dormers in the vicinity.

Architectural design of buildings:

  • the design and articulation of facades, the placement of facade openings and other facade elements should be simple and based on the function of the building,
  • in cases of large building masses, the building should be divided into smaller building masses,
  • in facade design, the use of modern cladding materials (wood, glass, metal, concrete, and other modern materials) is allowed. In settlement heritage areas or more sensitive areas in terms of nature conservation and landscape features, traditional materials (plastered wall, stone, wood, etc.) should be used.
