“Immobel,” “we,” “us,” and “our” refer to Immobel LLC, Immobel Media LLC, Immobel Services Group, Inc., and Global Real Estate Access Technology, Inc.

By using Immo.Global, registering an account, or submitting an inquiry to an agent or broker, you agree to these Terms.
If you do not agree, do not use the Site.

These Terms apply to consumers and visitors. Real-estate professionals, MLSs, and advertisers may be subject to separate agreements.

1. What Immo.Global Is (and Is Not)

Immo.Global is an online real-estate search and discovery platform. You may:

Browse property listings
Save searches and favorite homes
Share listings
Contact real-estate professionals
Receive updates and alerts

Immobel is not:

A real-estate broker, agent, or representative
A party to any property transaction
Responsible for property conditions, pricing, or listing accuracy
A financial, tax, or legal advisor

All listings are provided by third-party MLSs, brokers, agents, developers, or owners, not by Immobel.

2. Eligibility

You may use Immo.Global if:

You are at least 16 years old
You can form a legally binding agreement where you live

If your local laws require a higher age of consent for online services, that age applies.

3. Your Account

Some features require an account. By registering, you agree:

To provide accurate information
To keep your password confidential
To be responsible for all activity under your account
Not to share your account with others
Not to impersonate any person

Communications You Agree to Receive

By registering, saving searches, or creating favorites, you agree to receive:

Listing alerts
Saved-search updates
Price changes
Status changes
Service notices and account notifications

You may unsubscribe from non-essential emails at any time.
Service messages (e.g., password resets or security alerts) cannot be disabled.

Immobel may suspend or terminate accounts for misuse or violations of these Terms.

4. Contacting Agents, Brokers & Service Providers

When you submit a request for information, schedule a tour, book a viewing, or otherwise contact a real-estate professional through the Site:

You agree that the information you enter will be shared with the listing agent, broker, developer, or property representative so they can respond to your message.

This may include:

Your name
Email address
Phone number
The property you inquired about
Your message or preferences

After your request is transferred, the professional’s own privacy and communication practices apply, not Immobel’s.

5. Translations

Immo.Global automatically translates property listings into multiple languages for your convenience.

While we strive for clarity:

Translated text may contain errors, omissions, or differences in meaning
Certain real-estate terms may not translate accurately
Some languages may receive updates sooner than others

If there is a discrepancy, the original listing language controls.

You should verify important information directly with a licensed real-estate professional.

6. Accuracy of Listings

Listing data is provided by MLSs, brokers, agents, developers, or property owners. Immobel does not:

Create listing content
Verify listing accuracy
Guarantee that any property is available, correctly priced, or described

Property information may change at any time.
Photos may not reflect current conditions.
Measurements, room counts, lot sizes, and features may be approximate or estimated.

Always verify details directly with the listing agent or broker before making decisions.

On listing detail pages, the following applies:
Information is deemed reliable but not guaranteed.

7. How You May Use the Site

You may use Immo.Global only for personal, non-commercial purposes.

You may not:

Scrape, copy, or harvest data
Use bots, crawlers, scrapers, or automated tools
Train or improve AI or machine-learning systems using Site content
Interfere with or damage the Site
Misrepresent your identity
Use the Site in a way that competes with Immobel
Republish, resell, or redistribute listing data

Any automated or commercial use requires Immobel’s prior written permission.

8. Advertising, Cookies & Retargeting

Immobel uses:

Google Ads
Google Analytics
Retargeting and remarketing tools
Cookies and tracking technologies

These may be used to:

Personalize content
Show ads for Immo.Global across the web
Measure ad effectiveness
Understand site usage
Recommend properties that may interest you

9. Intellectual Property

Immobel owns the:

Listings, photos, and descriptions belong to the brokers, agents, MLSs, or licensors who provide them.

You may not copy or repurpose Immobel data or systems.

10. MLS & Third-Party Data Rules

Some listing data is provided under license from one or more MLS organizations.
These MLSs may:

Require specific fields to be displayed
Require Immo.Global to remove or modify listings
Enforce attribution rules (e.g., “Listing courtesy of…”)

Immobel complies with these data licenses and may alter or remove listings at any time based on MLS instructions.

MLSs are not liable for any errors or omissions.

11. Privacy

Your use of the Site is also governed by the:

These explain how we collect, use, and share information.

12. Disclaimers

The Site and all content are provided “as is” and **“as available,”** without warranties of any kind.

We do not guarantee:

Accuracy
Availability
Completeness
Uninterrupted functionality
Freedom from viruses or harmful components

Nothing on Immo.Global is professional, financial, legal, or real-estate advice.

13. Limitation of Liability

To the fullest extent permitted by law:

Immobel is not liable for indirect, incidental, special, consequential, or punitive damages
Our total liability for claims arising from Site use will not exceed:
the amount you paid us in the 12 months before the claim, or USD $100 — whichever is greater

Some jurisdictions do not allow certain limitations; only lawful limitations apply.

14. Termination

We may suspend or terminate your access to the Site at any time, with or without notice, if:

You violate these Terms
You misuse the Site
We deem it necessary to protect users or our systems

You may stop using the Site at any time.

Sections that reasonably survive termination (accuracy disclaimers, IP rules, liability limits, etc.) continue to apply.

15. Governing Law

These Terms are governed by the laws of the State of Colorado, USA, without regard to conflict-of-law principles.

Legal actions must be brought in the state or federal courts located in Denver County, Colorado.

16. Changes to These Terms

We may update these Terms from time to time.
We will post the updated version on the Site with a new “Last updated” date.

Your continued use after changes means you accept the updated Terms.
